A new ocean view condo listing just hit the market in The Village in South Redondo Beach and it has beautiful ocean views, but the price is really going to test the current market. Listed at $899,000 this would be the highest priced 1 bedroom condo sale in the Village of all time…..by a considerable amount. The two previous highest condo sales (and only 1 bedrooms ever to sell over $800,000) were at 620 The Village #312 which sold for $800,000 on 8/2/22 and 630 The Village #112 which sold for $805,000 on 4/12/22.   The first was a top floor unit which always sells for more and the 2nd…..well we’re not sure how or why that sold for the record as it’s a first floor condo. This newest listing has some advantages which include the big views as mentioned, some nice upgrades, and it’s in the 640 Building which is one of two buildings with 2 levels of parking underneath making each level higher up and giving each level the equivalent height/elevation of one additional floor in the other buildings. Having said that it’s going to be a real challenge to see this sell.

King Harbor Holiday Boat Parade Happening Tomorrow December 10th

Oh the holidays are wonderful.  Event after wonderful event to celebrate and do something unique.  This is a big weekend in that department and one of the events is the annual King Harbor boat parade happening tomorrow in King Harbor starting at 5:30.  This is always a unique and wonderful way to celebrate the holidays in our coastal community.

The King Harbor Yacht Club’s Annual Holiday Boat Parade is a premier holiday event that harnesses the joy of the holiday season. Brightly decorated boats and paddle-craft parade through the marina trying to capture one of the event trophies.

The best place to view the boats is at Moonstone Park and parts south on Mole B.

In Redondo Beach real estate news, the 2 bedroom 2 bath condo at 520 The Village #213 just went pending.

The condo had been on the market for about 2 months and just recently had a $50K price reduction down to $1,099,990. 

Other than the dated brown tile in the bathrooms and counters and original (but painted) cabinets in the bathrooms,it had some nice updates. 

This is an end unit so it had more side windows than others, making for a very bright interior…..the downside is that it’s the unit closest to fairly busy Catalina Ave so it’s a bit busy out the back bedroom window.  It has a fairly nice ocean view from the balcony but no real view from inside the unit.  HOAs are always high in Seascape 3 and there’s an approximately $54,000 per unit special assessment that the seller isn’t planning on paying so that needs to be factored into value.

It was only a month ago that we were introducing this new listing and it’s now already closed.   We thought that this one was priced a bit high (especially given that a nicer top floor unit directly above was priced lower…that one is in escrow) hit the market at the same time. Pretty amazingly this condo went into escrow on the 6th of July and closed escrow on the 21st…..two week escrow!

The condo was somewhat updated with newer kitchen countertops and appliances, smooth coat ceilings, and newer cabinet doors.  It’s not as upgraded as some of the recent homes we’ve seen but as mentioned the view is better than most.

The Village is a fantastic place to live or as a second home with mulitple pools, access to the fitness center, BBQ area and nearby store/deli.  Just steps to the beach and the restaurants and shops of King Harbor and the Redondo Beach Pier.

This condo really is turn key with just about everything being updated and upgraded.  Not only was the kitchen beautifully remodeled but the wall that originally separated the kitchen and living room was removed which makes a tremendous difference in just about every way. This is a probate sale requiring court confirmation so patience is definitely required! 

The condo is in fairly nice condition and the the first floor location has pros and cons.  Unfortunately the location doesn’t really allow for a view as it’s on the lowest level and pretty far to the east of the building (further from the water).  The benefit of first floor is that it’s the only level that’s allowed to have hardwood floors.  One nice aspect is that the 620 building is very far from the busy street of Catalina so compared with some higher number buildings there’s no traffic noise.
