Let’s get updated on the Redondo Beach real estate market in mid summer 2022
It was a slightly slower month for Redondo Beach real estate with 53 on MLS home sales….even more impressive were the prices. 5 of the 53 homes that sold were on the Esplanade or one of the Village oceanview condo buildings. (see highlighted homes below)
The average “asking” price was an impressive $1,443,140 with the average sold price at $1,442,076 meaning that, in general, homes sold just about at full price but not well above as it has in the past several months.
The average price per foot was $850 and homes only averaged 23 days on market before going into pending status.

The real estate market in Redondo Beach was very strong once again with 76 homes closing escrow during the month compared with 74 in March. Of the 76 homes that sold 2 were condos in The Village (600 addresses), one was in Seascape 3 (500 the Village addresses) one was on the Esplanade in the Sandcastle building (615 Esplanade).
The average “asking” price for the homes that sold was $1,474,590 with the average sold price at $1,611,603 meaning that, in general, homes sold DRAMATICALLY higher than the list price.

It was a very slow slow month for closed home sales in Redondo with only 38 on MLS homes closing escrow during the month. Compare that to the 71 homes that closed escrow in December and it’s not hard to see just how slow the market was.
