Welcome to the monthly recap for home sales and home prices in Redondo Beach last month. February was another slower month for Redondo Beach real estate with only 33 homes closing escrow….but that was a big improvement from the record low 21 in January. The average “asking” price was $1,396,724 with the average sold price at $1,383,197 which meant that homes generally sold below the asking price.  This was actually a big drop from the average price of just under $1.5M in January although there were so few sales that month that the average was skewed. Homes averaged $858 a square foot and 48 days on market before going into escrow.

Big Views…..Big Price – 640 The Village #214 Lists for $899,000

A new ocean view condo listing just hit the market in The Village in South Redondo Beach and it has beautiful ocean views, but the price is really going to test the current market. Listed at $899,000 this would be the highest priced 1 bedroom condo sale in the Village of all time…..by a considerable amount. The two previous highest condo sales (and only 1 bedrooms ever to sell over $800,000) were at 620 The Village #312 which sold for $800,000 on 8/2/22 and 630 The Village #112 which sold for $805,000 on 4/12/22.   The first was a top floor unit which always sells for more and the 2nd…..well we’re not sure how or why that sold for the record as it’s a first floor condo. This newest listing has some advantages which include the big views as mentioned, some nice upgrades, and it’s in the 640 Building which is one of two buildings with 2 levels of parking underneath making each level higher up and giving each level the equivalent height/elevation of one additional floor in the other buildings. Having said that it’s going to be a real challenge to see this sell.

Welcome to the real estate recap for Redondo Beach in January 2023.  Take a look below at all of the homes that sold.

It was a VERY slow month for Redondo Beach real estate with only 21  home sales….but December is traditionally the slowest month of the year for homes going into escrow.

The average “list” price was an impressive $1,559,905 with the average sold price at $1,499,544 which meant that homes generally sold below the asking price.

Homes averages $796 a square foot and averaged a fairly brief 59 days on market before going into pending status.

We are proud to announce our latest home sale.  Our most recent condo sale in Redondo Beach was a beautiful ocean view 1 bedroom condo in The Village just east of the Redondo Beach pier located at 640 The Village #104, Redondo Beach CA 90277.

The condo was scheduled to list in mid January after some updating was done,  but the sellers asked that we try to find a buyer prior to doing any renovation and we did just that.  We found an agent/buyer and the condo sold off market and actually closed and recorded on January 18th.

Although the condo was a first floor unit it had some pretty nice ocean views as the 630 and 640 buildings have two levels of parking below (instead of one) so they’re almost a full story higher than the other buildings meaning first floor units in this building are up almost as high as 2nd floor units in other buildings

Our Latest Sale in Seascape 3 at The Village

One of the few oceanview condos for sale in Redondo Beach at the moment just went into escrow.  The condo had recently had a price reduction down to $1,099,990 from the original $1,149,000.  520 The Village #213 is 2 bedroom 2 bath 2nd floor condo located in Seascape 3.  Other than the older feeling tile countertops and original (but painted) cabinets in the bathrooms, it’s nicely updated.  It’s an end unit so the great news is that it has extra windows making for a very bright interior…..the downside is that it’s the unit closest to fairly busy Catalina Ave so it’s a bit busy out the back bedroom window.  It has a decent ocean view from the balcony but no real view from inside the unit.  HOAs are always high in Seascape 3 and there’s an approximately $50K per unit special assessment that the seller isn’t planning on paying so that needs to be factored into value.

Welcome to the real estate market recap for the month that was in December 2022

December saw a definite slow down for Redondo Beach real estate with 34 closed home sales during the month.  That said home prices in Redondo were very impressive.

The average “list” price was an impressive  $1,514,040 with the average sold price at $1,526,526. Homes averages $814 a square foot and averaged a very brief 44 days on market before going into pending status.
